COMMON ELEMENT AND EMERGENCY REPAIRS PROCEEDURE
Common elements are defined in the Village of Fox Run Condominium Declaration.
All items requiring maintenance within a townhouse are the responsibility of the owner and not the association.
Storm windows, storm doors or exterior changes to patio areas that were approved by council, are all the responsibility of the homeowner.
Requests for emergency service to the common elements may be made by phoning management company or through this website.
Emergency repairs include:

Water pipe leaks originating outside and flowing into the condominium unit or No water throughout the condominium complex or water running off onto street: Contact: York Water Company

Owner must be present when the emergency service person arrives as the management company does not maintain keys to your unit.

The council agents shall have the right to enter a unit for the purpose of repairs when those repairs are necessary to protect another unit or common element from damage.

All emergency repairs to the common elements must be authorized by the council.

No owner shall enter into a contract for common element repairs on behalf of the association without the prior written consent of the council.
